Things We Hear in Septic: What Happens During an Aerobic Septic Inspection

-And What We’re Really Thinking

Working in aerobic septic inspections around Granbury and Stephenville, you hear… things..

Some make us laugh. Some make us wince. Some make us grab tools immediately.

Here are a few favorites.

“Do we really need an Aerobic Septic Inspection contract?”

Short answer? In the counties of Hood, Somervell and Erath — yes.

Long answer? Contracts protect you more than they protect us.

Aerobic systems are regulated. Routine maintenance keeps you compliant and prevents major repairs.

It’s not about trapping’s, it's about protecting your investment.

A homeowner once called and asked if we had “those ridiculous contracts” he’d heard about.

We smiled and explained that maintenance agreements aren’t about trapping people — they’re about protecting their system and keeping them compliant.

Most of the time, frustration comes from not understanding how aerobic systems are regulated. And that’s okay. That’s why we’re here.

“It’s been beeping for a few weeks…”

We admire your tolerance.

That alarm isn’t background music. It’s your system saying, “Hey. I need attention.”

Aerobic systems are designed to warn you before things get messy. Waiting usually doesn’t make it cheaper.

Don't ignore the alarm. And certainly don't take a sledgehammer to it!

“We don’t really use much water.”

We promise — you do.

If you live there, cook there, shower there, flush there, do laundry there…your system is working.

Aerobic units treat wastewater every single day. Even light use still requires maintenance.

“The last guy said it was fine.”

We love that for you.

But systems change. Pumps fail. Aerators quit. Float switches stick. Spray heads clog.

Something that was fine six months ago can absolutely not be fine today.

That’s not upselling. That’s mechanics.

And here’s a gentle caveat:

Not all providers perform inspections the same way.

Some companies take a more hands-off approach. Why Does TCEQ Call It a “Maintenance Contract”? Because sometimes homeowners hear that word "maintenance" and think:

“So… what exactly are you maintaining?”

Here’s a very important reality to understand.

Under Texas rules, aerobic systems are required to have an active maintenance agreement in the counties of Hood, Somervell and Erath with a licensed provider ..; satisfying minimum standards (Pg 35).

Others — like us — believe in physically opening lids, checking components, testing alarms, verifying spray patterns, check sludge level, and so on.

When Coleman Aerobic performs an aerobic septic inspection... we inspect it.

Because “looks fine” and “is functioning properly” are not always the same thing.

Different companies have different standards.

We choose thorough.

“It’s just a septic tank.”

No ma’am. No sir.

An aerobic system is more like a small wastewater treatment plant in your yard.

It has:

  • Electrical components

  • Air pumps

  • Timers

  • Spray systems

  • Mechanical parts

It breathes. And when it stops breathing? That’s when we get the call.

What We Don’t Say (But Mean Kindly)

We’re not judging. We’re not annoyed. We’re not here to “get” you.

Most homeowners were never taught how these systems work.

That’s okay.

That’s why we’re here.
